Where these numbers come from. Every figure on this page is taken from prices Recommended Roofing already publishes: the indicative 2026 gutter price table on its guttering page (for a 3-bed semi-detached house), and the indicative 2025 per-metre rates in its Dublin period-homes guide. They are guide ranges, not quotes, and not a guarantee of what any job will cost. We have not added or rounded anything.

02 / What moves the price

Why two houses
get two prices.

  • Material. uPVC is the most economical; seamless aluminium costs more and has no joints along the run; cast iron costs most and lasts longest.
  • Length of run and number of downpipes. More gutter and more outlets mean more material and time.
  • Height and access. A two-storey return or a tall elevation needs different access from a bungalow.
  • What is behind the gutter. Rotten fascia or failed soffit has to be fixed first — a new gutter cannot be hung on failed timber. That is why a full roofline (gutters, fascia and soffit) is priced separately: €2,800–€5,500 for a 3-bed semi.
  • Planning status. Protected structures and conservation areas may require like-for-like cast iron.
  • Repair or replace. A leak or a loose bracket is a repair (from €150); a system at the end of its life is a replacement.

For a typical Dublin two-storey terrace (about 22 metres of gutter, two downpipes and one hopper), our 2025 guide gave these supplied-and-fitted ranges. They are Dublin figures from 2025 and are shown here as a comparison, not as a 2026 price list.

Powder-coated cast aluminium sat between the two at roughly €55–€90 per metre supplied and fitted. On a Protected Structure it is usually not accepted; on an ordinary terrace inside a conservation area it can be a compromise — ask the conservation officer first. How much does it cost to replace gutters in Ireland?

Our indicative 2026 range for a 3-bed semi is €950–€1,900 for uPVC, €1,900–€3,400 for seamless aluminium and €2,800–€5,500 for a full roofline with fascia and soffit. Cast iron restoration or replacement is €2,500–€7,500. These are guide ranges; your fixed quote follows a free survey.

How much does a gutter repair cost?

€150–€450 for a leak, joint re-seal or bracket repair (usually half a day) and €120–€380 per downpipe repaired or replaced, as an indicative 2026 range.

How much is gutter cleaning?

€120–€280 for a 3-bed semi, typically 2–4 hours, with every run flushed, downpipes rodded and a photo report.

Is VAT included?

No. VAT at 13.5% applies to residential work on top of these ranges.

Why is cast iron so much dearer than uPVC?

Material and labour: cast iron is heavy, needs closer brackets, primer and paint, and often hopper heads. In our Dublin period-homes guide the indicative 2025 rates were €25–€40 per metre for uPVC against €90–€160 per metre for cast iron ogee, supplied and fitted. It lasts far longer, which is why it can work out cheaper per year.

Can I get an exact price without a survey?

Not an honest one. Roof size, height, access, the state of the fascia behind the gutter and the material all change the number. The survey is free.
